Oxnard—The Harrison Avenue Apartments story continues with Community Development Department Planning Supervisor Teri Avakian saying the City will look at potential improvements along Cooper Road adjacent to the railroad, which may be limited because of the railroad’s property and easements.

The Council commented on the site’s pre-application process on a vacant existing lot with five parcels between Harrison Avenue and Oxnard Boulevard adjacent to the railroad track.

“The City Code requires 17,364 feet of open space for a project this size,” she said. “The project is proposing a small interior amenity space of approximately 2,228 square feet and no exterior open areas.”

She said the applicant will seek open space reduction requirements pursuant to the density bonus law regulations.

“While onsite amenities are limited, the City’s Colonia Park is located less than .5 miles east of the project site,” Avakian said. “Additionally, Del Sol Park is approximately one mile away, and Plaza Park is about .5 miles away.”

If the project moves forward, she said park development fees will apply.
